Standard Inclusions for Maveric Homes.

Generally:
- All soil test, engineering and drafting costs
- Council application fees
- All necessary insurance coverage during construction period
- 3 month defect liability period
- Set out of dwelling position on land

Externally:
- Nominal site preparation (excavated soil to remain on site)
- Slab on ground or structural timber floor construction on brick foundation
- Sliding aluminium windows by “Boral Windows” to selected standard colour (clear glass)
- Face brickwork in K&D Brick to selected colour. (natural colour mortar)
- Colorbond roof, gutter and fascia to selected colours, pvc downpipes
- Entry doors with deadlocks and weather seal
- All external painting to soffits, downpipes and meter box
- Electrical, Sewer, Stormwater and Water main connections to council provided connection (to standard size allotment, maximum of 15 metres from house to connection point)
- Full site clean on completion

Internally:
- Plaster lining to walls and ceilings, 55mm cove cornice throughout
- Sisilation, R1.5 to external walls, and R3.5 Insulation to ceiling
- Paint finish standard white to ceilings, three colours to walls, clear varnish to Tas Oak architraves and skirtings or paint finish to MDF architraves and skirtings
- Standard fitout with clear finish SPM doors or paint finish redicote doors
- Robes fitted with four shelves 800mm wide to one side and remaining to be hanging space
- All electrical work, including smoke detectors, batten holders (lights), switches and power points with removable face plate (white only)
- Under bench oven, ceramic cooktop and rangehood (upright stove with exhaust fan to units and smaller homes)
- Kitchen with Hardform or Tesrol doors and 180` post formed bench top
- All Plumbing work including installation of fixtures & 2 external taps
- Plumbing fixtures and hot water cylinder (160 litre cylinder for single bathroom, 250 litre cylinder for 2 bathrooms or for bathroom & ensuite combination)
- Shower screen with clear laminated glass to showers and mirror to match vanity unit size
- 3in1 exhaust fan, heater and light to bathrooms / ensuite
- Wet area wall tiling to kitchen, bathrooms and laundry (generally 400mm high to splashbacks, 1800mm high to shower enclosure)

Our pricing structure does not include the following:
- All weather access from road access to house edge
- Allowance for overhead power cabling or power poles
- Floor coverings of any description
- Curtains / Window furnishings
- Light Fittings
- Siteworks, Paths, Driveways, Agricultural drains or surface drains of any description
- Landscaping, Clothes line, Fencing etc
- Heating of any description

We can include any of these items in your Fixed Contract Price if you wish

Note: Costs are indicative construction costs and will be subject to confirmation when final construction plans and colour selection have been completed.
